Buying in Ontario
Find the right home — and buy it with confidence.
Honest guidance on value, neighbourhoods and negotiation, from first showing to keys in hand.
The Process
Six steps from first conversation to closing day
Discovery call
We talk through budget, timing, must-haves and the commute you can live with, give you the RECO Information Guide, and sign a written buyer representation agreement so services and compensation are clear from day one.
Get pre-approved
We introduce trusted mortgage professionals so you know your true buying power — and your rate hold — before you fall in love with a house.
Tour with purpose
Curated showings, honest notes on every property and neighbourhood context — schools, traffic, condo fees and resale considerations.
Write a winning offer
We price your offer from real comparable sales and structure the deposit, conditions and closing date to protect you — including in multiple-offer situations.
Fulfil your conditions
Home inspection, financing and, for condos, a lawyer’s review of the status certificate — or we help you walk away if the home isn’t right.
Close with your lawyer
In Ontario, your real estate lawyer handles title, land transfer tax and funds. We coordinate the final visit and closing so key day is calm.

Buying in Ontario
What to know before you buy
Down payment & insurance
At least 5% on the first $500,000 and 10% above that; 20% for homes of $1.5 million or more. With less than 20% down you’ll need mortgage default insurance.
Land transfer tax
Ontario charges land transfer tax on closing, and Toronto adds its own municipal tax. First-time buyers can get refunds of up to $4,000 in Ontario (and more in Toronto).
Deposits & conditions
Your deposit is held in trust by the listing brokerage. Conditions such as financing and inspection protect you until the deal is firm.
Lawyers close the deal
A real estate lawyer searches title, arranges title insurance, registers the transfer and moves the funds on closing day.
